Rawai in Phuket — for living, relaxation and investment

Rawai is home to quite a few of Phuket's foreign expat population, lending a bohemian and laid-back flavour to the way of life there. Residential housing options are numerous in Rawai and there are plenty of great restaurants and nightlife to keep residents entertained.

Atmosphere and location

Rawai is located in southern Phuket, where tourist hustle gives way to a calm lifestyle by the sea. The area is famous for its long-tail boats at sunrise, fishermen, morning seafood markets and cafes right on the shore. The beach here is not suitable for swimming because of shallow water and many boats, but it’s perfect for morning walks and breakfasts with a view of the Andaman Sea.

It’s just 5 minutes from Nai Harn and Yanui, 10-15 minutes from Karon and Kata, and around 20 minutes from Patong. Nearby is Chalong with a yacht marina and full infrastructure.

Tours and nearby islands

Rawai is the main departure point for sea tours in Phuket. From here you can explore Phi Phi with its famous bays, Coral Island (Koh Hey) for snorkeling, Racha Yai with white sands and turquoise water, as well as less-known Koh Bon and Panyui. Since 2024, many boat fleets have been upgraded and now offer premium tours with dinners on board.

Markets and gastronomy

Rawai’s seafood market is well-known. You buy fresh lobsters, crabs, fish and have them cooked immediately in a cafe across the street. Dining at the waterfront with views of local boats is a must.

Popular restaurants include Nikitas Beach Restaurant, Salaloy Seafood, Flamingo Bar & Grill, Rossovivo and Green Tamarind — serving fresh seafood, top pizzas and local dishes.

Wellness, yoga and sports

In 2025 Rawai has become a center of yoga and wellness in southern Phuket. Dozens of studios offer retreats, meditation and recovery programs. The area is also famous for Muay Thai schools, attracting people who stay for weeks or months to train and improve their health.

Infrastructure for life

Rawai is popular among expats and families. Within a 10-15 minute radius you’ll find international schools like ISP (International School of Phuket) and Palm House Kindergarten. There are also medical clinics, supermarkets, fitness clubs, restaurants and the yacht marina in Chalong nearby.

Real estate market in 2025

The property market here is steadily growing. Boutique villa complexes and condominiums with 4-5 star facilities are being built.

Average prices:

  • condos from 3.8 million THB (around 105,000 USD) for studios,
  • two-bedroom sea view apartments from 9-14 million THB,
  • three-bedroom villas with pool from 12-18 million THB,
  • premium beachfront villas from 30-50 million THB.

Annual growth is 8-10 percent. Many buy to rent out, yielding 6-8 percent. Most purchases are cash, so the market is less sensitive to global rates.

Nearby highlights

Close by are Promthep Cape viewpoint, the best swimming beaches Nai Harn and Yanui, and Chalong’s sports and marina infrastructure.

Why people choose Rawai

People choose Rawai for its relaxed rhythm of life, developed infrastructure, proximity to top beaches and wellness opportunities. For investors, it’s attractive due to strong rental demand and limited land supply supporting steady price growth.
